In order to make your maintenance experience the best that it can be, please use the following instructions:

 

For any after hour maintenance emergency, please dial 407-831-4933 and press #3.  This will allow you to leave a message for maintenance only.  VERY IMPORTANT:  Leave your name, building and apartment number, issue and phone number.  Please speak slowly and clearly.  The on-call maintenance technician will call you back.  If you DO NOT hear from anyone within one hour, please call and leave another message (sometimes cell towers, cell phones and other issues may prevent a clear message).

 

What constitutes an emergency?

  • Air Conditioning not working and it is 80 degrees or hotter outside (please note: if it is storming or raining outside, maintenance cannot work on air conditioners)

  • Toilet is clogged and you have only one toilet.

  • Any leaks where water has wet/soaked the area immediately, like a burst pipe (dripping water is NOT an emergency and will be attended to during regular business hours).

  • Fire that cannot be put our by extinguisher or causes major damage – Call 911 Fire Department first, EXTINGUISHERS ARE LOCATED OUTSIDE IN EACH OF THE BREEZEWAYS.  Please return used extinguishers to the front office so we may replace immediately.

  • Lock outs – if you are locked out after hours, you will need a $25 check to give to maintenance.  Maintenance will not open apartments without payment.

  • Plumbing/sewage backups in any area.

 

Any other maintenance issue will be taken care of during normal business hours.  Please call 407-831-4933 and press #1 to leave a message for a work order.

 

Here are a few recommendations for maintenance issues that occur after hours but are not considered emergencies:

 

  • Clogged toilets – Plunge first before calling maintenance.  NOTE:  No tampons, sanitary napkins, diapers, baby wipes, personal wipes, paper towels, cigarettes, or toys should be flushed down the toilet – if any of these items are found you will be charged for repairs.

  • Oven/stove is not working, check breaker first; call in as a work order if it isn’t the breaker.

  • Refrigerator/freezer not working, check breaker first; call in as work order and DO NOT OPEN DOORS – food will stay cold longer if this is done.

  • Electrical outlets go out – check GFI (red button located in the middle of Kitchen or Bathroom switch plate) and push in, check breaker, call in work order.

  • Dripping faucets or air handlers (a/c unit inside your closet in apartment) place bucket or pot under drip and call in as a work order.

  • Leaking windows/sliding doors/skylights during a rain or storm, maintenance cannot do repairs until leak is located (roof or outside) and drywall is totally dry, place towels on windows or bucket under leak and call in a work order.

  • Garbage disposal not working, if there is not anything jammed in the disposal, try pushing the red reset button located on the body of the disposal (under sink).  DO NOT PUT BONES OF ANY SORT (CHICKEN, BEEF, PORK OR FISH), LARGE CHUNKS OF FOOD, AQUARIUM ROCKS, DRIED BEANS OR ANY OTHER ITEMS THAT MAY CLOG/BREAK DISPOSAL.  If any of these items are found in the disposal, you will be charged for repairs.
